檔案中超過三分之一文件與余東旋有限公司名下香港物業的租務和物業維修工程有關，包括63張由工程承辦商、維修公司、零件供應商和維修工人的報價單和發票，另有三本登記簿，分別是余園 (余東旋故居之一)維修保養簿 (1958－1961)、雜項維修簿 (1940－1941)及收租單據月檢簿 (1947 －1951)。

租務方面，藏品中有76本收據簿的存根，記錄了1940及1945－1960年間 (1951、1952、1957、1959 除外) 租客繳付水費、租金、差餉等的收據。另有4冊租客欠租通知書，保存了1946－1950 年和1952－1955 年間向欠租戶發出的信件的複本。此外，檔案中共有超過600張差餉物業估價署簽發的標準租金證明書及余東旋有限公司致租客的加租通知書 (1953，1954)，並附租戶收信簽名表。

More than one-third of the Collection materials relate to rent matters and repair works of Eu Tong Sen’s properties in Hong Kong. There are a total of 63 sheets of price quotes and invoices from contractors, repairers, parts makers and workers relating to property repair projects in 1938－1942. There are 3 notebooks, one records details of the repairs and maintenance works specifically of Euston (one of Eu Tong Sen’s former homes) for the period 1958-1961; one of sundry repairs in 1940-1941 and one on the final checking of rent receipts of each month (1947-1951).

There is a large quantity of counterfoils of a total of 76 receipt books in regard to tenants’ payment of water, rent and rates in 1940 and from 1945 to 1960 (excluding 1951, 1952, 1957 and 1959). Four other books keep the carbon copy of issued to tenants who were in rent arrears during the years 1946－1950 and 1952－1955. There are more than 600 sheets of Certificate of Standard Rent issued by Rating and Valuation Department together with carbon copy of rent increase notifications to individual tenants in 1953 and 1954. Tenants’signatures in reply to these notifications are also attached.
